Vacated Homes
The Board is aware that we have a few homes that have been vacated or abandoned. Vacant homes can cause a number of hazards, including fire, water and pest damage. If you know of a vacant home please notify The Management Company by sending an email to themgtco@aol.com or calling (631) 363-5500.
The Board needs to know where any vacated or abandoned home is located so that appropriate steps can be taken.
Sprinkler System
What should I do if I notice issues with my sprinkler system? (leak, dead grass, broken heads, etc.) Community members can submit a work order request to The Management Company through the Work Order Form found here.
Dumpsters and Storage Containers
Are residents allowed to have a dumpster/storage container on their driveway during a renovation? Yes, they are allowed. They must be placed on a wood pallet or similar surface to protect the driveway.
Central A/C Unit Relocation
Do I need approval to relocate my central A/C unit? Yes, any exterior changes require board approval. Ensure the new location is on your property and not on common ground, and check for sprinkler heads.
Drones
Does the HOA have a policy regarding drones? Currently, Suffolk County does not have laws preventing drones from flying over private property. The FAA controls airspace, and Brookhaven has no specific drone laws. The HOA cannot regulate airspace and is subject to town and county laws.
Rodent and Pest Control
Is there a rodent control program in the community? Due to the size of our community, implementing a rodent control program is not feasible. Homeowners are urged to use common sense, such as not placing trash at the curb before pickup, to reduce the chance of attracting rodents. The Town of Brookhaven prohibits the feeding of wildlife, which can also attract rodents. At this time, there is no plan in place to deal with moles, which are common pests in the area. Homeowners should monitor the situation and report any significant issues to the Board.
