February 17, 2026 - SCHOA Board Meeting Minutes

I. Attendance

Sharlene Iadanza, Janet Longo, Karen Maila, Carrie Treadwell, Jenifer Ramos, Jennifer Keisner, Doug Stolfi, Suzanne Lavoie, Regina O’Donnell (The Management Company)

II. Frank

Report was given about community needs.

III. Minutes

Minutes of the January meeting accepted unanimously.

IV. Reports of Officers

• President: Discussed getting quotes to make bathrooms unisex and handicapped accessible.
• Vice President: No report.
• Treasurer: No report.
• Secretary: No report.

V. Management Report

Reviewed and accepted, including financials, notices before liens, modification requests, house rule violations and warnings, home sales, Cohen and Warren report.

VI. Committees

• Architecture: Ongoing; photos to be taken before and after modifications occur to document changes.
• Maintenance: No report.
• Recreation: Moving meetings to Zoom; potential summer party July 25th; egg hunt planned; Memorial Day trumpet player will be performing for the community.
• Pool: No report.

VII. Clubhouse Rentals

• April 12th – Jennifer Keisner

VIII. Projects to Be Completed

• Concrete: Continue in the spring.
• Cameras: JPG estimate approved; will install when ground thaws.
• Irrigation Quotes: Getting estimates for zone-by-zone work.
• Tree Work: February 13th, weather permitting.

IX. New Business

• Newsletter: Advertising is allowed to be included in the newsletter; newsletter will be updated and launched in the spring.
• Checklist for Frank: The checklist will be reiterated so Frank knows what to stay on top of.

X. Future Projects

• Spring Check List: Checklist will be made for opening in the spring.
• Meeting with Mauricio and Frank: Meeting will take place after April meeting; Bob will be dedicated to Strathmore Court for weeding one day a week.
• Annual Meeting: April 14th, 7 PM.
