October 21, 2025 - SCHOA Board Meeting Minutes

I. ATTENDANCE: Sharlene Iadanza, Janet Longo, Karen Maila, Carrie Treadwell, Jennifer Keisner, Doug Stolfi, Regina O'Donnell (The Management Company)

II. Frank: A report was given about community needs

III. Minutes: Minutes of the September meeting accepted unanimously

IV. Vincent: Discussed the website

V. REPORTS OF OFFICERS

  • A. President: Received a call from Maggio; will follow up once all information is received
  • B. Vice President: TOB Garbage resolution passed; the town has expanded the garbage district to include us; there will be no double billing; the schedule runs from January 1st to January 1st
  • C. Treasurer: Reserve account balance needs to have a set distinction between balance and the amount designated as cash
  • D. Secretary: No report

VI. MANAGEMENT REPORT

A. Reviewed and accepted, including financials, notices before liens, modification requests, house rule violations and warnings, home sales, and the Cohen and Warren report

VII. COMMITTEES

  • A. Architecture: Ongoing; photos to be taken before and after modifications occur to document changes
  • A. Maintenance: No report
  • A. Recreation: Trunk or treat, Friendsgiving, and kids craft day planned
  • A. Pool: No report
